Garage Door Maintenance: 5 Things Homeowners Should Do Yearly

ree

Your garage door is the largest moving part of your home—and one of the most overlooked. A little maintenance once a year goes a long way toward preventing breakdowns, extending the life of your system, and keeping your family safe.

Here are five simple things every homeowner should do yearly:

1. Inspect the Hardware

Garage doors go up and down thousands of times a year. All that motion causes nuts and bolts to loosen over time.

Grab a wrench and tighten all bolts, screws, and brackets—especially on the rollers, hinges, and track system.

Warning: Don’t touch the torsion springs or bottom brackets—those are under high tension and should only be handled by a pro.

2. Lubricate Moving Parts

This is the easiest way to keep your garage door running quietly and smoothly.

🛠️ Use a silicone-based spray or garage door lube (not WD-40) on:

  • Rollers

  • Hinges

  • Springs

  • Bearing plates

  • The opener chain or screw (if applicable)

Do this once a year—or twice if you use your door heavily.

3. Test the Auto-Reverse Safety System

Garage doors should automatically reverse if something is in the way. Here's how to test it:

  • Photo Eye Test: Close the door and wave something (like a broomstick) in front of the sensors. The door should reverse instantly.

  • Force Test: Place a roll of paper towels under the door. When the door touches it, it should reverse.

If it doesn’t, your system may be unsafe. Call a professional immediately.

4. Check the Door Balance

Disconnect the opener and lift the door manually halfway. If it stays in place, it’s balanced. If it slams shut or shoots up, the springs may be worn or unbalanced.

An unbalanced door puts extra stress on the opener and can damage the entire system.

Leave spring adjustments to the pros—they’re dangerous to handle without training.

5. Clean the Tracks and Exterior

Wipe down the door, clean out the tracks with a dry rag, and remove any debris. Don’t use grease or lubricant on the tracks—it attracts dirt and causes buildup.

A clean door not only looks better, it works better.
